MOLD

Molds are forms of fungi found readily available in the natural outdoor environment

  • Reproduce thru microscopic spores
  • Aid in the decomposition process of decaying matter
  • Thousands of species – various colors and growth patterns

WHY MOLD NEEDS TO BE REMOVED?

Molds indoors or inside buildings can be problematic

  • Spores may be brought indoors on shoes or clothing
  • Possess allergenic properties – molds are allergens
  • May cause building occupants to have allergic reactions – some can be severe
  • The natural decomposition characteristics may harm the structural integrity of building materials the mold is growing on

SIGNS OF MOLD IN YOUR BUILDING

  • Visible growth – multitude of colors though blackish, greenish, brownish and yellow are common
  • Odorous – usually damp or musty smells are present
  • If allergy symptoms arise with no apparent visible growth or odors, then an air test can be performed

WHERE MOLD WILL GROW?

  • On drywall
  • On wood
  • On paper or other types of cellulose material
  • May even grow on dust buildup

ENVIRONMENT & CONTRIBUTORS

Mold spores only need two conditions to begin to thrive

  • Excessive Moisture – dark and damp area
  • Food source – cellulose material

Moisture Sources:

  • Leaking roof
  • Leaking pipes or condensation buildup on or around pipes
  • High humidity within the facility – greater the 60% RH (relative humidity)
  • Length of time – the longer something stays wet, the greater the likelihood for growth

HOW IS MOLD REMOVED?

Before any mold is removed, a thorough investigation into the amount of growth, where it
is located and the proximity to building occupants will be performed. This investigation will
determine the proper level of containment to perform the mold remediation (mold removal).
Containment is necessary to avoid further contamination or the spread of mold spores to
unaffected areas or building materials.

Removal shall be performed by trained technicians, skilled at setting up proper containments

  • Sometimes under Negative Pressure (NPE – Negative Pressure Environment)
  • Using HEPA filtration (High Efficiency Particulate Air)
  • Removing contaminated materials in sealed environmental debris bags and wearing PPE (Personal Protective Equipment)
  • Eye Protection – goggles or wrap around safety glasses
  • Skin Protection – rubber gloves
  • Respiratory Protection – half-faced or full-faced respirator
  • Protective Clothing – Tyvek suits

MOLD PREVENTION

Identifying the source and fixing the problem immediately will help alleviate any potential for mold or fungal growth. Fixing roof leaks as they occur will aid in the prevention. Establishing a regular maintenance and repair schedule will ensure that mold or fungal growth will be kept to a minimum if at all.
